CRE Due Diligence (ASTM Phase I ESA, PCA, ALTA, Geotechnical) Services, Nationwide Locations

Mr. Graham has served as Principal In Charge (PIC) and/or Project Manager for hundreds of due diligence projects for Commercial Real Estate (CRE) and Industrial Clients nationwide. Representative examples are provided below.
Multi-Family, Retail, and Office Projects, CT, MA, ME, NH, RI, VT and Other Locations Nationwide.
Principal In Charge (PIC), Project Manager (PM) and/or LSP for multi-family redevelopment and/or office projects in downtown Boston and Cambridge, MA, involving MCP Phase I, II, III, IV and or V reports. Also have provided ASTM Phase I-II Environmental Site Assessments (ESAs), ALTA surveys, Property Condition Assessments (PCA), and Zoning Analysis Reports (ZARs) for many dozens of multi-family and retail development clients throughout New England and in over two dozen other states nationwide. Author of ASTM Phase I and II ESAs, asbestos testing and abatement, building demolition, PCAs, and/or and remediation reports, and reviewer of geotechnical reports, for dozens of grocery-anchored shopping centers directly for Albertsons, Shaw’s, and Lowes, and for W/S Development, KPR, and Regency Centers throughout the US, in particular AZ, CA, DE, FL, IL, MA, MO, OH, WI.
Skyscraper/Dense Urban Projects, NYC, San Francisco, Boston.
PM for ASTM Phase I ESAs and PCAs (detailed structural, HVAC, electrical, plumbing, roofing evaluation) for acquisition of three premiere properties, an 11-story mixed use building on Broadway in Manhattan, in downtown San Francisco, and at a mixed-use center in Beverly Hills, CA. Provided similar services for 30-story buildings in Boston and NYC for Related Companies.
Industrial Distribution Warehouse, Claymont, DE.
As PM for the approximately 1,000,000 SF Tri-State Mall, led testing program for asbestos and Universal Waste inventory, and using that information, prepared a bid package for asbestos abatement, U.S. EPA Regulated Materials (RM)/Universal Waste (UW)/RCRA hazardous waste in buildings, drums, and tanks, and building demolition including foundations; conducted a bid walk and performed bid evaluation for several union and non-union bidders, and made recommendations for award. Subsequently, led field oversight of the asbestos abatement, RM removal, and demolition, with release clearance letters issued for each space based on air testing and visual inspection. A 550,000 SF industrial distribution facility was subsequently erected on the site.

Author or Senior Reviewer, and PIC, of ASTM Phase I and/or II ESAs, lead and asbestos and hazardous materials surveys, and cost estimates for asbestos abatement, soil and groundwater remediation, and/or building demolition and construction management (CM), for 8 new or expanded Walmart stores, replacing existing industrial and commercial structures with a land value > $100M in MA, RI, NH, and NJ. For MA sites, provided LSP services.
Walgreens, CO, CT, MA, NH, NY.
Author for ASTM Phase I and II ESAs and lead and asbestos and hazardous materials surveys, asbestos abatement, soil and groundwater remediation, and/or building demolition and construction management work plans and estimates, and LSP services (for several MA sites), for 20 new Walgreens stores and/or shopping center plazas worth over $200M in MA, NY, CO, CT, and NH. For example, at one MA site, construction management involved removal of 2,000 tons of unsuitable coal ash and gasoline-contaminated soil, after first installing vertical sheeting to support adjacent foundations, providing construction dewatering, and adding ORC in-situ chemical to remediate residual gasoline. The cost for the gasoline cleanup was fully recovered from a major oil company under MA G.L. 4A cost recovery process. A sub-slab venting system was installed, in concert with a deed restriction (AUL), which was audited without dissent from the MassDEP.
